Michael Kraszulyak – Co-Founder/Owner

Michael Kraszulyak and John Steuart formed Savvy Properties LP in 1988 to acquire undervalued properties in the East Bay Area. Their thesis was simple: offer high-quality housing to tenants at affordable rents. Over three decades, Savvy Properties has succeeded in building a high-value portfolio.

Michael is a Licensed California Real Estate Broker, and currently holds a wide range of designations, such as the Certified Commercial Investment Member (CCIM) designation and Society of Industrial and Office realtors (SIOR) designation. He is also a member of the California Apartment Association (CAA) Board of Directors, and has previously been a member of both the Appraisal Institute and the Institute of Real Estate Management.

Michael started his career as a commercial real estate broker at Knowlton Realty in Denver, where he learned key skills, such as leasing, selling, negotiating, and closing property sale and lease transactions. In 1988, Michael returned to San Francisco to become a founding partner and top producer at Stubbs, Collenette & Associates, a 23-agent firm that was sold to Grubb & Ellis Company in 1996. Michael leased over 1,035,000 square feet of office space with a transaction value of $97,000,000. While at Grubb & Ellis, Michael focused on selling apartment properties and closed over 1,500 units totaling $170,600,000.

In 2001, Michael started Savvy Real Estate Services, Inc., specializing in real estate brokerage and third party management. In 2006, Michael founded Savvy Real Estate Capital, which provided private money loans to borrowers where each loan was secured by deeds of trust. Between 2007 and 2013, 50+ loan transactions were funded totaling approximately $23,000,000.

Michael now has over 32 years of experience in commercial and multifamily real estate. He has a keen understanding of real estate finance and lending; property investment analysis and appraisal; property management and rent control; and transaction structuring and contracts.

Michael lives in Lafayette, California with his wife and two children.

John Steuart – Co-Founder/Owner

John Steuart co-founded Savvy Properties, L.P., with Michael Kraszulyak, in 1988. Savvy Properties, L.P. is an investment property holding company.

John has been managing real estate, private equity and venture capital funds for more than 20 years. In addition to co-founding Savvy Properties, John was managing director for Claremont Creek Ventures (co-founder), Prolog Ventures, and Steuart Ventures.

In 1995, John also co-founded CyberGold, an Internet payments and loyalty marketing company. The founding team built the company from three co-founders to 150 employees and took it public. After IPO came a $500 million merger with a competitor, Mypoints. The combined company was acquired by United Airlines. John spent the next couple of years working at its corporate VC arm, United Airlines New Ventures, serving as the Senior Vice President of Strategic Partnerships. In 2007, John led the Series A investment in Natera together with Sequoia Capital. The molecular diagnostic company successfully completed an IPO in July 2015. John currently invests in testing technologies and digital health. In August 2015 Roche acquired John’s portfolio company GeneWeave in a $425 million transaction. In August 2016, Myraid Genetics purchased John’s portfolio company Assurex in a $410 million deal. John currently serves on the boards of Natera (NTRA), SmartZip, and Rally4.

John is an Industry Fellow at the Center for Entrepreneurship and Technology at the College of Engineering and a member of the Advisory Council to the Lester Center’s Berkeley Entrepreneurs’ Forum at UC Berkeley. Early in his career, he joined Alafi Capital, an Emeryville-based venture firm specializing in early-stage biomedical companies, where he served as an officer of the General Partner. At Alafi, John led investments in more than a dozen successful start-ups, and served as the senior executive and board member of various firms such as Tanox (acquired by Genentech), Software Ventures (acquired by PSInet), Lipomatrix (acquired by Collagen Corp.) and Megan Health (acquired by Avant Immunotherapeutics).

Under John and Michael’s three decades together at Savvy, assets, rents and EBITDA have all grown over 100 fold.
